How a Search Agent Works for You

We will assess your needs, suggest suitable areas as well as properties, conduct the search and advise you through the negotiation through to completion.

Now we understand exactly what you are looking for and agreed on our fee, we can begin our comprehensive search in your desired area. We will investigate both on-market and off-market properties, contact local agents with whom we sustain strong relationships with and also make direct approaches to vendors and landlords. We will preview the properties on your behalf, after which we will compile a shortlist of appropriate properties to suit your needs. If you are abroad we will send videos and pictures to constantly keep you informed.

Once a date and time are confirmed, we will create a viewing schedule, showing you the most appropriate properties based on your requirements discussed in the brief. If you are an overseas client, we will happily arrange a video viewing which can also be done live. Once you have reached a decision, we will ensure everything is prepared for you to place an offer and we can begin negotiating the best deal on your behalf.

Not only do we advise you before and during the purchase of the property, we ensure that we hold your hand throughout the entire process by introducing you to expert solicitors, surveyors and other industry professionals to oversee all legal, technical and even design matters. Should you be buying from overseas and want the best currency exchange rates, we can put you in touch with professional Foreign Currency Brokers. Doing our due diligence is key to a smooth process and eliminating any stress on your behalf.

After completion we will be ready and happy to hand over the keys to your new home.

Fees

We solely work for you, the buyer or tenant. As we can access every property through every agent, as well as off-market properties, it means we act in your best interests to find you the right property.

Buying:

An initial retainer fee will be charged upon instruction.

A success fee (%) will be charged upon exchange.

Renting:

An initial retainer fee will be charged upon instruction.

A success fee (%) will be charged prior to moving in.

These will be discussed and explained in more detail during our first consultation.
